Landslide Repair

J.C. Baldwin provides landslide repair services for active slope failures, unstable hillside conditions, and sites where movement threatens structures, infrastructure, and continued use of the property.

Why It Matters

Landslide Repair in California

Landslide repair often begins when movement is already underway or when evidence of instability is becoming difficult to ignore. Cracking, settlement, slope deformation, drainage issues, and visible soil displacement can all signal deeper failures that require immediate attention.

Common Conditions

  • Slopes are actively moving and threatening structures or infrastructure
  • Emergency conditions require immediate stabilization response
  • Occupied properties are showing signs of settlement, cracking, or displacement
  • Drainage failures are accelerating slope instability

Our Approach

How Baldwin Gets It Done

J.C. Baldwin participates as part of the broader project team, coordinating closely with engineers and owners to deliver effective stabilization systems through both traditional bid-build and design-build delivery. The company’s strength is practical execution under real field conditions.

Common Patterns

Where Landslide Repair Shows Up

The site conditions and project types where landslide repair is the right call across California.

01

Active hillside slides

Slopes already in motion, with cracking, settlement, or visible displacement threatening homes, infrastructure, or roadways above and below the failure surface.

02

Occupied residential communities

HOAs, apartment communities, and neighborhoods where the work has to coexist with active driveways, parking, and pedestrians the entire time the repair is underway.

03

Commercial and retail sites

Hillsides above operating commercial properties where movement threatens parking, structures, or municipal roadways and the owner cannot afford an extended shutdown.

04

Public roadway slopes

Cuts and fills along city and county roads where slope movement risks lane closures, utility damage, or full road failure if it is not arrested early.

05

Coastal bluff slides

Slope failures along the California coast where wave action, drainage, and weak strata combine to drive deep-seated movement above shoreline communities.

06

Drainage-driven failures

Slides triggered or accelerated by saturated soils, where any durable repair has to address the water before, during, and after the structural stabilization.

What the Work Involves

Scope Elements in the Field

The systems and elements J.C. Baldwin self-performs on a typical landslide repair project, and what each one does.

Caissons / Drilled Piers
Large-diameter cast-in-place piles, typically 3 to 4 feet in diameter and 50 to 80 feet deep, founded below the slip plane to transfer building and slope loads through the unstable mass into competent material.
Tiebacks
Post-tensioned anchors drilled and grouted into rock or dense soil behind the failure surface, used to clamp the new structural system to stable ground and resist global slope movement.
Soil Nails
Closely spaced grouted bars installed in cut faces and on regraded slopes to reinforce shallow movements and stabilize the surface ahead of shotcrete or facing.
Soldier Piles & Lagging
Drilled steel beams set at spacing with timber, steel, or shotcrete lagging spanning between, used where excavation has to advance through the slide in a controlled sequence.
Shotcrete Facing
Reinforced shotcrete that ties the structural elements together, provides a durable finish, and can be sculpted or stained where the wall is highly visible from neighbors or roadways.
Grade Beams
Cast-in-place reinforced beams linking pile heads, distributing concentrated loads, and giving the system the stiffness it needs to resist movement along the slide.
Drainage Improvements
Surface drainage, subdrains, and hydraugers added to remove the water that almost always plays a role in slope failure and to keep the repair durable over decades.
